There are many things to consider when looking for some Montana land for sale. Are you looking for something wooded or do you prefer pasture land? Are you looking for acreage? Are views important to you? Do you want to retire and own a cabin on the lake? When you are shopping for Montana land for sale, you need to consider if there is power to the land or how far away power is. If you are used to living in the city and are moving to a rural area, many people buy and sell land that does not have power to the property. It is very expensive to bring power to property if it is too far away. If bringing power to a property is not an option, you could always consider alternative power such as wind, solar, or hydro power.

Is there sewer or a septic system? If you are looking at rural Montana land for sale, you may need to install a septic system. You will want to find out if that is possible for the piece of property and if you meet sanitary regulation. Certain types of engineered septic systems that are required for some area are pretty spendy.

Water? Is there city water available or will you need to drill a well. In our area, wells run $28-$32 per foot. Most people don't have an issue if they only have to drill 100-200 feet to hit ground water, but in some areas, ground water may be upward of 1,000 feet. At $30 a foot, you'd be spending an additional $30,000 to get water.
